Dear John: Don't you think that Quantitative Easing 3 is going to be some sort of direct purchase of real estate? QE 1 and QE 2 were an attempt to give the banks time to heal from the bad loans. Neither really worked to prop up housing prices.

Dear K.C. I can't see how the government could directly buy real estate. It's already buying mortgages and mortgage-backed securities from banks and Fannie Mae and Freddie Mac.
And that's done nothing. The government needs to restore confidence to the real estate market. It needs to show that there are real buyers out there. The trouble is, there aren't any real buyers. And there won't be unless you expand the pool of money that can go into real estate purchases.
Tricky accounting -- e.g. the Federal Reserve buys real estate and loses it on its books in a new improved Quantitative Easing 3 -- just isn't going to work. Homeowners know there's a shill in the bidding and that as soon as the government leaves prices will go back down.
Nobody is going to get into the real estate market knowing that a government shill is keeping up the price.
That's why I'm proposing that people be allowed to invest some amount of their retirement money, with a tax benefit, directly in real estate. People smarter than I am will have to work out the numbers to see what would really work.
But right now, we don't have anything else.
Besides, who's going to cut the lawns of these houses if the government becomes the owner? And I'm not saying that to be funny. But the fact is, real estate needs upkeep. And unless Washington suddenly has the urge to mow, and paint and unclog a toilet, any property the government bought would deteriorate and be less attractive to real buyers when the market turns.
